Coil Cleaning for Roof Top Units and Air Cooled Condenser Coils
Condenser and Evaporator Coils for RTUs, even with Micro-Channel coils, can be quickly, safely, and economically restored.
Roof Top direct expansion package units have all the same issues as their Chilled Water cousins, plus a few others. First of all, they all have two coils per unit. These coils work together to change the refrigerant's state from liquid to gas, then back to liquid. If a complete phase change does not occur on either the liquid or gas side, the unit will use more energy, provide less cooling, and damage very expensive components. The key to this is excellent thermal transfer and the airflow designed into the evaporator and condenser coils.
The condenser coils for these units and larger air-cooled chillers are exposed to unfiltered outdoor air and weather conditions. They become extremely fouled with both organic and inorganic debris. The biofilms on these coils differ from those on wet evaporator coils and can be more difficult to remove. Many newer units are now being manufactured with Micro-Channel coils. Traditional methods of coil cleaning will void the warranty of these types of coils.
Traditional coil cleaners for RTUs are either very acidic or very alkaline and can not only damage HVAC equipment but also void the warranties on your roofing materials and membranes. Biomik can quickly and safely transform the performance of your entire inventory of Roof Top equipment.
